Housing Element – Moraga Canyon Option – 60 of the Affordable Units will be PROPERTY TAX EXEMPT!
I have been disinterested in what has been happening with the Housing Element until I watched the Moraga Canyon Specific Plan on video.
Takeaways:
* 60 affordable units will most likely be property tax exempt!
* Only the 70 market rate units will be billed for property taxes
* The City Budget will remain neutral or slightly positive
My Question: Per the video, how can the City Budget remain neutral or slightly positive with, say, 280+ new residents residing in the city?
My Thought: Although you have property taxes coming in for the 70 market rate units, there will still be a need to hire additional police officers to patrol the Moraga Canyon area, along with additional public works employees. Will the property taxes cover this?
After watching the video and exploring the Piedmont Housing Element website, I see no true discussion about how the additional housing will affect our school district.
What if an additional 100+ students were added to the enrollment, how will that impact the schools? The schools already have a difficult time hiring and retaining teachers.
I’d like to hear a detailed plan from the city and school district on how this would be handled.
